Twelve-month growth of around 7.6% is solid without being spectacular, reflecting a suburb that has already re-rated meaningfully over the past several years as buyers priced out of Sherwood and Corinda moved one suburb over. Yields around 3.9% are lower than the western-corridor suburbs further from the river, a function of Oxley's higher capital value relative to achievable rent.
What Buyers Like

Our view is that Oxley continues to close the gap to Sherwood and Corinda gradually rather than dramatically — most of the easy re-rating has already happened, so we expect steady, mid-single-digit growth rather than the double-digit moves seen in more affordable outer suburbs.
